Hugh Hefner’s hedonist playground the Playboy Mansion is going up for sale for $200 million, according to a report Saturday.

The 6-acre Beverly Hills estate will be listed sometime within the next month, TMZ reported.

Real estate sources tell TMZ Hef is going to put the famous address on the market at a price somewhere north of $200 million.

The sources say that figure may be a tad unreal.

They are telling TMZ the house is tear-down and the real value is the acreage. They note a comparable lot recently fetched $60 million. With the mansion’s history a buyer could be found for $80 to $90 million.

There’s just one caveat.

The lucky buyer is going to have give Hefner a life estate that would allow him to live there until he dies, TMZ reported.

The website also reported that prospective buyers will be able to tour the property except for one part of the house that will  be off-limits: the pajama-clad Hef’s palatial bedroom.
